›How to read this
Asking rents come from listing pages read by AI when you press the button; they are what owners ask, not what tenants paid. The households check uses 30% of income as the most a tenant should spend on rent (the usual affordability line, used by Bank Negara and the UN) and the Household Income Survey 2024 (state median income and Gini, treated as lognormal; the average income that fit implies is within 10% of the survey's own for 92% of districts). It is an upper bound: people who rent earn less than the average household, and a tenant can usually find a cheaper comparable home. The loan check uses the loan, empty months and costs you entered above.
