privacy & data
What happens to your data here
Short version: the calculators need no account and nothing you enter in them is stored on our servers. The only things we store are an account and reviews, if you choose to write one. The only third parties are a cookie-free visit counter and the AI features you would have to explicitly use.
The calculators need no account and store nothing
You do not need an account to use any calculator, and there is no database of who used them. The numbers you enter (price, income, deposit, etc.) live only in your own browser's local storage, so the site remembers your inputs between pages on your device -- they are never sent to or stored on our servers, and we have no way to see them. The only things we do keep on our servers are the account and reviews described below, and only if you create an account.
Accounts and reviews (only if you create an account)
If you create an account to write or report a review, we store: your email address (never shown to anyone), a nickname you choose (shown with your reviews), your password only as a salted hash (we cannot read it), a session that keeps you signed in, and what you write: your reviews, the scores, how you know the place, and any reports you make. We use it to run reviews and to read and moderate them, and for nothing else: we do not sell it, advertise with it or share it. We do not check who you are, and we do not send any email yet.
Your nickname, scores, text and when you posted a published review are public. A person on our team reads every review before it appears, and can read your email address when handling a report or a complaint. The one cookie we set is a sign-in cookie (HttpOnly, only for keeping you signed in); it is set only if you sign in, and is not used for tracking.
You can edit or delete a review, change your nickname, and delete your account from the Account page; deleting the account erases your email, your reviews, your reports and your sessions for good. The data is stored on the server that runs this site, in Malaysia only if the host is: ask us where it is hosted if that matters to you. We keep it until you delete it. Community rules
The one feature that talks to a third party: listing import
If you use "Import from a listing" and choose Paste text, that text is sent to Anthropic's Claude API to extract structured fields (price, property type, tenure, location) -- it is processed to return a result and is subject to Anthropic's own API terms and data handling, not stored by Chukup itself. Don't paste anything you wouldn't want processed by a third-party AI service (in practice: a property listing's public description text, which is all this feature is meant for).
If you instead choose Paste a link, the server fetches that page's publicly published listing data directly -- no AI involved, and currently restricted to iproperty.com.my links only.
The written note on suggested homes
If you press Explain in words on a suggested home, we send Anthropic's Claude API the recorded-sales figures for that project (its typical price, size and recent sales) and your budget and loan figures (comfortable and stretched price, deposit %, rate and term) to write a short note. We do not send your income, your commitments, your savings, your age or anything else you typed. The note is written by AI, is not checked by a person, and is not advice. We keep recent notes in server memory for a day so the same question is not asked twice; they are not tied to you.
Telling us about your job (Save & buy in cash page)
If you describe your job in the optional box and tick the box to agree, the text you type is sent, after we remove anything that looks like an IC number, phone number, email address or link, to Anthropic's Claude API, which is in the USA. It reads the text to match your job to the official industry and job groups used for pay data. We do not accept resume files: type or paste text only. If you then press the pay check, only the job title, your level and your years of experience are sent, and the AI searches the web for published pay guides. Please leave out your name, IC number, phone, address and email, because names and addresses cannot always be detected. We do not store what you type: the page keeps it only until you leave it, and our server keeps only a fingerprint of the cleaned text and the matched categories for a day so the same question is not asked twice. Your salary, age and savings stay in your browser and are not sent.
The loan check-up
Everything you type on the loan check-up page (what you owe, your rate, your income, your debts, your late payments and credit applications) is worked out in your browser. None of it is sent anywhere or stored by us, and the page forgets it when you leave. We never see your credit report or score; the page only explains what banks look at.
The property report: asking in your own words and the written analysis
On the Property report page you can type a short request, such as a project, street, asking price and size. After you tick the agreement box, the text you typed (with anything that looks like a phone number, email address or link removed) is sent to Anthropic's Claude API, in the USA, which reads it into a project, street, kind of home, price and size. If the project is not in our sales records, we also send its name to the same AI service to search the web for its asking prices, as in the asking-price look-up above. If you then press Write the analysis, the same text, the project, street, sizes and asking price, and figures our own code worked out from recorded sales, are sent to an AI that can look things up: other projects in our sales data, the map (OpenStreetMap, for golf courses, malls, parks, hospitals, schools and stations near the project) and the web. The AI's notes and sources are shown on the page. We do not send your name or contact details unless you type them, so please do not type your client's name, IC number, phone, address or email. We do not store what you type: the page keeps it only until you leave it, and our server keeps recent results in memory for a day, keyed to a fingerprint, so the same question is not asked twice.
The nearby check on the Compare page
If you press Check what is nearby, our server sends the project name you typed and its state and district to OpenStreetMap's free map services to find the place and list the hospitals, clinics, schools and stations around it. No AI is involved and nothing about you, your income or your loan is sent. We keep recent results in server memory so the same question is not asked twice; they are not tied to you. Map data is © OpenStreetMap contributors.
Looking up an asking price online
If you press Look up the asking price online, we send Anthropic's Claude API, which then searches the web, the project name you typed and, if set, the state and district. Nothing else is sent: not your income, commitments, savings or age. The result is read from public listing pages by AI, is not checked by a person, and shows the pages it read. We keep recent results in server memory so the same question is not asked twice; they are not tied to you. Do not type anything private in the name box.
The area research on the Compare page
If you press Research the areas, we send Anthropic's Claude API, which then searches the web, the two homes' names (as you typed them), state, district, property type, tenure, price, size and how the price compares with recorded sales. We do not send your income, commitments, savings or age. The note and its sources are written by AI, not checked by a person, are not advice, and may rest on old or promotional pages. We keep recent notes in server memory so the same question is not asked twice; they are not tied to you. Do not type anything private in the home names.
Ask Chukup
Ask Chukup is a conversation. When you send a message, we send Anthropic's Claude API, in the USA, that message and the earlier messages of the same conversation (with anything that looks like a phone number, email address or link removed). Anything you type is sent, including figures you choose to share such as your income, price, savings or loan details; it may ask you for some of these so it can run the calculators. We never send your income, commitments, savings or age from the calculator pages. If you tick the box to use your figures, we also send the property figures you entered on other pages: project name, place, kind of home, tenure, price, floor area, deposit, interest rate and loan term. The AI may only use lookups into our own recorded-sales data, our own studies and the same calculators as the site, and it does not search the web. The answer is written by AI, is not checked by a person, and is not financial, legal or tax advice. The conversation lives in your browser and is not stored by us; we keep recent answers in server memory (not tied to you) so the same question is not paid for twice, and nothing else is stored. Please do not type your name, IC number, contact details or address.
Real transaction data
The subsale transaction records, price trends, and calibration figures shown throughout the site come from NAPIC's public Open Sales data and MHPI's published index -- government sources, already public. Chukup doesn't collect or publish anything about identifiable individuals; transaction records don't include buyer/seller names.
Simple visit counts, no ads, no advertising cookies
We count visits to see how many people use the site, which pages they open, what kind of device they use, their country and which site sent them. This uses Cloudflare Web Analytics, which sets no cookies, keeps no personal profile and does not follow you across other sites. Nothing you type into the calculators is sent to it. There are no advertising trackers. The only thing stored in your browser is your own scenario inputs (local storage, not cookies), which never leaves your device.
