What this can and cannot tell you
  • Our real sales start in 2021, so this cannot show 6 years back. The official index goes back to 2009, but it is an index, not recorded prices (see it by area).
  • Each project is the same kind and size of home early (2021 and 2022) against late (2023 Q4 to 2024 Q3), so bigger units or higher floors do not move the answer. It does not separate floor level, view or condition.
  • Counted by project, not by home, so one huge development counts once. Projects with too few sales are left out. No project is named.
  • "About the same" means within 5% either way, because the middle price of a few sales moves by chance. After inflation uses 1.6% a year; recent years ran higher, so that view is generous.
  • Before selling costs. A project that rose can still have homes that sold for less. Past sales, not a forecast.
